Montclair State University (MSU) initiated a façade evaluation project for University Hall, a prominent seven-story academic and administrative building located in the heart of campus. The goal was to document existing conditions and develop targeted repair recommendations for the failing exterior stucco system. The forensic investigation identified multiple issues, including cracking, peeling, and delamination of stucco coatings, prompting a comprehensive repair scope. Work included crack repair, removal of damaged stucco, installation of new flashings where needed, cleaning and recoating of all stucco surfaces, and replacement of deteriorated elastomeric sealants. Detailed drawings were prepared to support both the permitting and bidding processes. A construction cost estimate and project schedule were also developed to guide the implementation of the repairs and restore the integrity of this high-profile campus landmark.
